To the Distinguished Members of the PH board, Shana of DMI and John P.

 

This is a report from the Building and Grounds Committee and could be placed on the May meeting agenda. The items that need attention are prioritized as follows.

 

1.  Side walk lighting

2.  Concrete walkway repairs & concrete path by H-4

3.  Pool resurfacing

4.  Roof and Skylight repairs

5.  Electric house panels (5 not replaced)

6.  Water shut offs outside each unit and most recently  main building shut off        

      valves that are malfunctioning.

7.  Irrigation

8.  Chipper

 

Path Lighting

 

Three members, individually took a nightly walkabout and came up with 18 additional new fixtures needed.  There are three path lights that are redundant and would be replaced and there is one new fixture in the workroom so that it would require 14 new fixtures to be purchased. With the concrete bases, proper conduits and wood housing done in house and a certified electrician to hook up each fixture it should cost approx. $12,000 to $14,000.  Ray Kawal is getting a cost on the fixtures and then we can get an accurate budget figure.

 

Concrete walkway repairs & concrete path by H-4

 

Another walkabout was done and the repairs were rated as 1 being lowest priority and 10 being the highest priority. The  repairs could be done in three phases. Demolition,  forming, finishing and clean up can be done in house. The prep work should include proper rebar and expansion strips. There are eight areas (8-10 priorities) in the first phase including a 4’X12’ ramp next to H-4 (Parkers unit). Presently the carts travel down to  fairway ten and it tends to become muddy at times and somewhat of a hazard. A 7 c/y truckload of concrete would be required for phase one.  A $7,000.00 budget is needed for this phase.

 

Phase two, (6-7 priorities) has eleven areas needing attention. Some of this phase may be needed to be included in phase three as it will require a 9 c/y truckload.

An $8,000.00 budget for this phase is estimated.

 

Phase three, (5 and under priority) has eight areas and would require a 6 c/y truckload.

A $6,000.00 budget for this phase is estimated.

 

Pool resurfacing

 

Ray Kawal did a whole lot of research on this project while he was on Molokai in February. The short of it is that he came up with the recommendation of a product called Futura Stone. It can be installed over the existing surface including the coping and is half the price of the pavers that were installed on Ka Nani Kai’s pool deck. At the same time the pool gets a resurfacing we should replace the ceramic tile around the water line of the pool.  The surfacing contractor could make a site visit and make an actual firm bid. It would require a $300.00 bill that would supposedly be refunded after being awarded the job. An approximate budget of $25,000 would cover this including the ceramic tile repair.

 

Roof and skylight leaks

 

I believe John Pele has met with the roofer from Maui but I don’t know if the repairs have yet been completed.

 

Electric house panels

 

John P. has met with the electrician and was going to get a firm bid from him. Hopefully, by the May meeting we will have that firm figure so we can act on it.

 

Individual unit water shut offs and main building water shut offs

 

John P. needs approval to buy the remaining valves needed to replace the last phase of units.  In John P’s manager’s report he stated he had problems shutting off one or two buildings. It might be wise to survey all the building shut offs and get a budget to replace them all at one time.

 

Irrigation

 

We put this at a low priority. At this time the crew will have to keep using band-aids to repair the breakdowns.  We will at some point in the near future come up with a plan to upgrade the whole system little by little.

 

Chipper

 

The last item on our list is this Albatross. I think it’s going to take some greater minds than we have on this committee to come up with a solution on what to do with it.
